Condominium Associations
CNJ manages single unit condos and townhomes for investors in addition to small associations. Rules must be developed and implemented that best serve the association and quality of life for the residents. CNJ will advise, support and implement board decisions. Monthly financial reports will keep board aware of budget variances allowing for a proactive response to issues and capital budgeting. Copies of bank statements are is included to maximize transparency to the board. Review of association bills will identify any errors in vendor billing. Advice and selection of insurance to identify the best terms to protect the association and board while minimizing cost. Communication with unit owners to resolve disputes and violations results in greater cooperation and satisfaction in the community. Implementation of payment plans for arrearages prior to legal action if necessary. Escalating collection procedures in conjunction with legal representation as needed.
